One of the biggest shifts we're seeing is what we call renovation fatigue. Buyers are willing to pay more for a home that's move-in ready because they know remodeling is expensive, time-consuming, and full of unknowns. They'd rather spend a little more upfront than take on a major project.

- Buyers Have Stopped Waiting on Rates: Even with mortgage rates where they are, Bay Area buyers have adjusted. They're no longer waiting for the perfect interest rate — they're waiting for the right kind of house.
- A Quality Market (Not Buyer's or Seller's): This is becoming a quality market — a balanced market where the best homes still create competition, and everything else has to earn attention.

Once you find it, be ready to move. The best homes are still creating real competition. And on the financing side, don't sit around waiting for the perfect rate.
