Newark: October 2026 Housing Market Update

by Eddie Oberoi

Welcome to your October 2026 Newark housing market update! Last month we called Newark the tightest market around. One month later, it has completely flipped. Inventory is up, fewer homes are selling, and prices per square foot are coming down. For buyers, that means real leverage in Newark right now.

Newark Market Snapshot

  • Homes for Sale: 55 homes on the market — up from 46 just a month ago
  • Sold in September: 25 homes — compared to 38 last September
  • Months of Supply: 2.2 months — up from about 1 month a year ago
  • Median Sold Price: $1.3 million in September — down 3% from last year

From Tightest Market to a Complete Flip

Just one month ago, Newark was one of the tightest markets in the area. Today, there are 55 homes for sale compared to 46 when we filmed last month, and fewer homes are closing — 25 in September versus 38 a year earlier. That puts Newark at 2.2 months of supply, more than double the roughly one month of inventory we saw a year ago.

A Closer Look at Bay Shores

The Bay Shores community shows just how much things have shifted. Homes there were selling for $837 per square foot last spring. Right now, that number is $709 per square foot — about 15% lower. On a $2 million house, that's a difference of more than $250,000. Even compared to last summer, prices per square foot are down roughly 5%.

Even the Builders Are Cutting Prices

It's not just resale homes. Marabel, the new Robson Homes community, just reduced its pricing as well. One four-bedroom is listed at $1.329 million and shows a price cut within the last two weeks. When new construction starts adjusting, it's a clear sign of where the market is right now.

Around Town in Newark

The city approved 196 new homes at Mowry Village on the Pick-n-Pull site — a notable addition, since new homes don't come up often in Newark. T&T Supermarket is also taking over the former Macy's space at NewPark Mall, which is said to be their biggest store in California, opening in winter 2027.

For some homebuyers, the city also has an interest list open for a new down payment assistance program. Reach out to us and we can help guide you through it.

What This Means for Buyers & Sellers

For Buyers

You have real leverage in Newark right now. Ask for credits, and ask the seller to buy down your rate — especially with the 30-year average mortgage rate hitting about 7.4%. More inventory and slower sales mean more room to negotiate.

For Sellers

Price your home for today's market, not for what your neighbors sold for in 2022, 2023, or even 2025. Buyers are comparing value closely, and pricing right from the start matters more than ever.

The Bottom Line

Newark in one line: the market has flipped in buyers' favor. 55 homes for sale, 25 sold in September compared to 38 last year, 2.2 months of supply, and a $1.3 million median price that's down 3% year over year. With prices per square foot falling in communities like Bay Shores and builders cutting prices, buyers have leverage and sellers need to price for today.
